



Initial discussion
This first stage is critical, when we discuss, in detail, your objectives, motivations and desires for your new home in an active listening session, during which we gain a precise understanding of your requirements.
At this stage, we also advise on current market conditions and discuss your financial thoughts, as well as covering our fee scales (in terms of retainer and success fee).


The brief
Another equally important stage, this written brief is drawn up based on all discussions to date formally confirming your requirements, to be agreed by you before the search commences.
The search
Following your approval of the brief, we conduct a full market analysis using our comprehensive network of contacts to draw up a list of properties, tailored to the brief. These may be currently listed, off market, overlooked in the market, or opportunities that could become available with a “knock on the door”.
Properties are previewed and evaluated, looking particularly at aspects not immediately obvious from agents’ details such as aspect and light of the property, broadband speed, local amenities neighbourhood, road noise, schools and future planning developments, rights of way, etc.


The short-list
A short list is subsequently drafted and discussed carefully with you, clearly outlining the advantages and disadvantages of each selected property. The top contenders are then identified, and viewings arranged.
Viewings
We accompany you on all property viewings and, where necessary, demonstrate the attributes and benefits of the local area.
If a viewing is not possible, for any reason, we also capture clear and comprehensive video footage to share with you.


Negotiation
Once the ideal property has been selected, an additional, full and detailed list is drawn up to identify all comparable property in the locality, that might influence the value of your property.
This knowledge enables us to establish the right strategy for you, for us to then carry out negotiations on your behalf.
The purchase
Once your offer has been accepted, we closely monitor and guide the whole process through to exchange of contracts. We liaise closely with solicitors and surveyors, to carry out the required due diligence and surveys.
At this stage, timely and effective communication with all parties is essential, so that any issues can be addressed and fixed quickly.


Pre-completion & completion.
Welcome to your new home! On the day of completion and before any monies are released, the property is inspected to make sure everything is in order.
